The Eastside of El Paso: Cielo Vista, Album Park, Eastwood and the I-10 Corridor

In El Chuco, the start of the Eastside is usually put on I-10 around Cielo Vista Mall. From there the city spreads east on flat desert ground, with Album Park and Eastwood among the best-known names, until Loop 375, signed as Joe Battle Blvd where it runs north of I-10. Past that loop, El Pasoans stop saying Eastside and start saying the Far East.

Three ZIP codes carry the Eastside label in everyday talk: 79925, 79935 and 79936. That grouping is local usage, not a city boundary, and 79936 is far larger than the other two, with roughly 103,000 residents by Census estimate against about 38,600 in 79925 and 18,700 in 79935. Census numbers on this page are published by ZIP (ZCTA), so they describe whole ZIPs, not any one street or subdivision.

79925 to 79936: the houses get newer heading east

The Census Bureau puts the median year built at 1969 in 79925, 1977 in 79935 and 1991 in 79936 (ACS 2020-2024), against 1984 for the City of El Paso as a whole. In plain terms, half the homes in 79925, the ZIP that holds Cielo Vista Mall, were built in 1969 or earlier, while half of those in 79936, the ZIP that runs out to Loop 375, date from 1991 or later.

That spread means an Eastside search can cover three different eras of construction inside a few miles. On a late-1960s house in 79925, the inspection questions are about original drain lines, the age of the electrical panel, windows and the roof; on a 1990s house in 79936, they are more often about the first round of replacements, such as the water heater, the cooling system and the roof covering. Cielo Vista Mall and the I-10 frontage

Cielo Vista Mall sits on I-10 at the western edge of the Eastside, with retail stretching along the freeway frontage roads beside it. I-10 is the Eastside's main line west to Central and Downtown, so the distance from a given street to the nearest on-ramp is one of the most practical things to check on any Eastside address.

Around the mall, traffic peaks are not only weekday rush hours: weekend afternoons and the holiday shopping season fill the frontage roads near Cielo Vista too. For a house within earshot of I-10 or backing onto a commercial lot, a visit at those times shows what the weekday walk-through will not.

Loop 375: Joe Battle Blvd north of I-10, Americas Avenue south of it

Loop 375 gives the eastern part of the Eastside a north-south route that does not depend on I-10. North of the freeway it is Joe Battle Blvd, the line most El Pasoans use to separate the Eastside from the newer subdivisions of the Far East. South of I-10 the same loop becomes Americas Avenue and runs toward the Zaragoza port of entry, which gives the Eastside a direct road to that bridge.

Because 79936 straddles the Joe Battle line, a single ZIP can hold both 1970s Eastside streets and far newer tracts on the Far East side. When comparing homes in 79936, compare each house's year built and subdivision rather than relying on the ZIP, and ask which side of the loop the lot is on. Water districts, such as a municipal utility district (MUD), and public improvement districts (PIDs) are tied to specific subdivisions, and some newer subdivisions on the Far East side of the loop sit inside one. Whether a given lot does comes from that property's own records, and where one applies, Texas requires the buyer to receive a written notice before a binding contract: Water Code 49.452 for a water district and Property Code 5.014 for a PID assessment.

School districts: Ysleta ISD and Socorro ISD

Much of the Eastside is served by Ysleta ISD and Socorro ISD. Both reach well beyond it: by Census estimate, about 185,788 people live inside Ysleta ISD's boundary and about 254,733 inside Socorro ISD's (ACS 2020-2024).

Because two districts share the Eastside, the district is a question for each address, not for each ZIP. Confirm the district and the attendance zone for the exact address with the district itself before making an offer, since the district also sets the school portion of the property tax bill.

City tax rate and the homestead exemption

Eastside addresses inside City of El Paso limits pay the city's rate. In its August 4, 2026 notice of public hearing, the city proposed $0.809487 per $100 of value for tax year 2026, up from the $0.759649 rate adopted for tax year 2025; check whether a final 2026 rate has since been adopted. County, school district, El Paso Community College and University Medical Center rates are added on top, and the county's truth-in-taxation site shows the full stack for a given property.

Once a buyer owns an Eastside house and lives in it as a principal residence, the owner can apply for the residence homestead exemption. The Texas Comptroller lists the school district exemption at $140,000 (as of September 2026), and says a buyer who acquires the home after January 1 may receive the exemption for the applicable portion of that year if the previous owner did not receive it.
